So, you’ve finally decided to pull the trigger on that tired, 1990s-style bathroom. You’re dreaming of those sleek, spa-like vibes you’ve seen on Pinterest, and you’re ready to get started. But before you start swinging a sledgehammer or picking out tiles, I want to have a quick chat with you.

Bathroom renovations are exciting, but they are also the most technically demanding rooms in your house. When you factor in the unique humid climate of the Central Coast, Newcastle, and Northern Sydney, the margin for error gets even smaller.
Here are the seven most common mistakes we see homeowners make: and, more importantly, how you can avoid them to ensure your renovation is a high-class success.
1. The "She’ll Be Right" Approach to Waterproofing
This is the biggest mistake, hands down. Waterproofing isn't the "sexy" part of a renovation. You can’t see it once the tiles are down, and it doesn't make for a great Instagram photo. However, if your waterproofing fails, your entire bathroom is a ticking time bomb.
On the Central Coast, we deal with high humidity and significant temperature shifts. If a DIYer or a cut-price contractor rushes the membrane application or misses a corner niche, water will eventually find its way into your wall cavities or subfloor. By the time you see the bubbling paint or smell the dampness, the structural damage is already done.
How to fix it: Never, ever DIY your waterproofing. In Australia, there are strict standards (AS3740) for a reason. Hire a licensed professional who provides a certificate of compliance. 2. Choosing "Budget" Materials for a Coastal Climate
We get it: renovations are expensive. It’s tempting to grab the cheapest vanity off the shelf at a big-box retailer or choose a budget grout to save a few hundred bucks. But living near the coast changes the game.
Salt air and high moisture levels are brutal on inferior materials. Cheap MDF (Medium Density Fibreboard) vanities that aren't moisture-rated will swell and de-laminate within a couple of years. Low-quality faucets will start to pit and corrode from the salt air.
How to fix it: Focus on quality joinery. As experts in carpentry and joinery, we always recommend High Moisture Resistant (HMR) boards or marine-grade plywood for vanities. Look for porcelain tiles rather than porous ceramic, as they are denser and handle moisture better. Investing in high-class finishes might cost a bit more upfront, but it prevents a full replacement five years down the track.
3. The "Bumping Knees" Layout
A common trap people fall into is trying to cram too much into a small space. Just because you can fit a freestanding tub, a double vanity, and a walk-in shower doesn't mean you should.
A poor layout makes the space feel cramped and difficult to clean. We often see toilets placed directly in the line of sight when the door opens, or vanities that block the shower entry. On the Central Coast, where many of our older homes have smaller footprints, layout planning is everything.
How to fix it: Think about "flow." You should have at least 600mm of clear space in front of a toilet and 900mm in front of a vanity. Sometimes, a well-designed single vanity with smart storage is better than a cramped double vanity.
4. Poor Tiling and Floor Design (The Puddle Problem)
Have you ever showered and noticed the water pooling in the corner instead of going down the drain? That’s a "floor fall" issue. Achieving the correct slope (fall) towards the drain is a technical skill that many DIYers: and even some general builders: struggle with.
When water doesn't drain properly, it leads to mould growth, slippery surfaces, and eventually, the breakdown of your grout and silicone.
How to fix it: This starts at the screeding stage (the layer under your tiles). Ensure your tiler is experienced with "hobless" showers (level entry) if that’s the look you’re going for, as these require very precise falls to keep the water where it belongs. Large-format tiles look great but can be tricky to slope in small areas; sometimes, a mosaic tile on the shower floor is the smarter choice for better drainage and grip.
5. Overlooking Ventilation (The Mould Factory)
The Central Coast is beautiful, but it is humid. If you don't have adequate ventilation, your brand-new bathroom will become a breeding ground for mould within months. We’ve walked into multi-million dollar homes in Northern Sydney where the mirrors are constantly fogged and the ceiling is speckled with black spots because the exhaust fan was an afterthought.
How to fix it: Don't just rely on a small window. Install a high-capacity exhaust fan that is ducted to the outside air (not just into your roof space!). A good rule of thumb is to look for a fan that can move the air in the room at least 15–20 times per hour.
6. Moving Plumbing Fixtures Unnecessarily
Everyone wants to move the toilet to the other side of the room or switch the shower and the vanity. While this can definitely improve a layout, it is also the fastest way to blow your budget.
In many Central Coast homes (especially those on concrete slabs), moving a waste pipe involves cutting into the slab, which is noisy, messy, and very expensive.
How to fix it: Before you commit to a new layout, talk to a professional. Often, we can achieve a "high-class" feel by keeping the plumbing in the same general area but upgrading the joinery and fixtures. 7. Form Over Function (The "Pinterest" Trap)
We all love a good aesthetic, but a bathroom has to work. We see people choosing beautiful matte black tapware that shows every single water spot and fingerprint, or "vessel" sinks that are so shallow they splash water all over the custom timber vanity every time you wash your hands.
Another big one? Storage. People choose a minimalist floating vanity but then have nowhere to put their hair dryer, spare towels, or toilet paper.
How to fix it: Balance style with reality. If you have a busy family in Newcastle, you need storage. Opt for custom-built joinery that includes deep drawers rather than cupboards: drawers allow you to actually see what’s at the back. Consider recessed shaving cabinets (mirrored cabinets) that sit inside the wall. They look sleek and offer heaps of eye-level storage without taking up "visual space" in the room.
